What is a Joint Venture?
This involves 100% funding by a partner or investor, and with a profit share. We have Joint Venture investors who will consider the funding on the right project with a profit share determined by the individual assessment of risk, amongst many other things interest will be charged on the monies loaned and charged against the drawdown payment each month.
The developer will be responsible for the funding of all front costs including the planning consent and all professional reports and fees though in many cases these can be charged back to the scheme. The investor first advances their funds for the acquisition, and then to cover each and every cost thereafter.
The developer needs to be sufficiently experienced and able to prove their success on previous developments.
